The Estate Office is the first building encountered at the nucleus of the estate; the great stone to its left was hauled from the Glasa glen in the summer of 2000 and hand-carved in situ.


The principal accommodation at Kildermorie Estate is Meall Mor Lodge which sleeps twenty.

Three smaller properties, April Cottage, May Cottage and The Annexe are also available.

Kildermorie Estate generates its own electricity, harnesses burn and borehole water, and succeeds in making minimal impact on the ecosystem of the area (ECOSYSTEM). The estate attracts those who seek a natural but well-managed environment, the delight of seeing clear night skies full of stars, and a tranquil location, all enjoyed from the comfort of an historic building with incorporated 21st Century essentials such as pure drinking water, central heating and en suite bath/shower rooms with a constant supply of hot and cold water.

Wi-Fi is available in all guest properties, from a dedicated solar and wind powered relay station located on one of Kildermorie's hills.

MEALL MOR LODGE

The Facts

The principal rooms on the ground floor are the reception hall and the dining room.

A servery leads from the dining room to the kitchen which contains a full range of kitchen appliances including two commercial gas ranges and a grill, a microwave and dishwasher, plus a separate fridge/chiller/freezer area and a cold store. The boot room has ample hanging space and is equipped with a washing machine and a tumble dryer. Three separate WCs, a gun room and a covered entrance area housing the log store and barbeque wagon complete the ground floor.

A carved pine staircase which was reclaimed from the old Kildermorie Lodge (HISTORY) leads to the drawing room which is conveniently located between the east and west wings.

Meall Mor Lodge has ten guest rooms (five double and five twin)* with a permitted maximum occupancy of 20 persons (inclusive of children) plus infants in cots by prior arrangement.

There are eight guest rooms on the first floor and two on the ground floor, each with an en suite bath or shower room. One of the first floor guest rooms, "the Flatlet", has a galley kitchen which is ideal for guests with an infant; one of the two ground floor guest rooms is equipped for the disabled and can be linked via an ante-room to the adjacent guest room to make a two-room suite if requested.

* From 2026 there will be six double and four twin guest rooms.

House Style

Meall Mor Lodge house style is a blend of old and new. Much of the furniture came from the original Kildermorie Lodge which was furnished by James Shoolbred & Co. in the last quarter of the 19th Century. Other furnishings, including the Broadwood boudoir grand piano in the drawing room came from the owners’ former family home in Buckinghamshire when they moved to Kildermorie.

With log fires available in both the drawing room and reception hall, drinks facilities including a small fridge in the drawing room and full central heating, the scene is set for a relaxing holiday at Meall Mor Lodge.

Games Pavilion

Constructed in 2021, the Games Pavilion is a contemporary addition to Meall Mor Lodge's amenities. With a direct link to the main building, it offers pool, table tennis, foosball and darts, and is equipped with a bluetooth enabled jukebox and a bar and seating area. It is available from 10 a.m. on the first full day of the tenancy until 2 p.m. on the last full day of the tenancy.

Outdoors

To the north of Meall Mor Lodge is a large parking area for the use of guests, with easy access to newly constructed kennels. A traditional stone wall separates the car park from the adjacent ground, where deer from the woodland come to graze.

The south-facing U-shaped courtyard is a sheltered sun-trap, and when food is ready from the barbeque the two monolithic sandstone tablets are to hand for drinking, dining, seating or even sunbathing.

Originally a coach house and stable block for the principal house, the building’s conversion to guest accommodation was achieved with particular emphasis on retaining the integrity of the exterior of the building, with its gabled chimney features, wide door openings and arched stable entrance.

Housekeeping

Bed linen, towels, toiletries, china, glass, cutlery and kitchen equipment and utensils are provided for the use of Meall Mor Lodge guests, and a housekeeping service is available.

Catering

Local supermarkets will deliver groceries to the estate, and there are local companies who will deliver fully prepared meals for those parties requiring occasional catering assistance. If separate accommodation is required for the cook, this can be arranged at extra charge. Catering is available according to requirements and is arranged independently; the lodge may either be fully catered by recommended cooks or self-catered by prior arrangement.

Dogs

Dogs and other pets are not allowed in Meall Mor Lodge, but kennels are available nearby by prior arrangement at a cost of £24.00 incl. VAT per week or part week per kennel.

Tariff for 2026-27 Season

For one week's accommodation for up to twenty persons (to include any hired catering staff) in Meall Mor Lodge for a period starting at 4pm on a Sunday and ending at 10am the following Sunday, the price range is from £2,100.00 incl. VAT in low season rising to £7,800.00 incl. VAT at the height of the sporting season. Partial or mid-week to mid-week lets are generally available to suit religious and public holidays such as Christmas and New Year (p.o.a.).

The above price guide includes all fishing options in season but not other sport, and sporting parties should refer to the detailed tariffs on the individual SPORT pages to determine their full requirements.

APRIL COTTAGE

The Facts

April Cottage sleeps two, the accommodation being arranged over two floors. The ground floor contains the kitchen, dining room, sitting room*, bathroom and WC; the first floor accommodates the bedroom which can be prepared with either a double bed or twin beds.

* The sitting room contains a sofa which can be converted into two bunk beds, suitable only for children under the age of 12.

Domestic arrangements

Smoking is not permitted in April Cottage.

Dogs

Dogs and other pets are not allowed in April Cottage; estate kennels are available by prior arrangement at a cost of £24.00 incl. VAT per week or part week per kennel.

Tariff for 2026-27 Season

For one week's accommodation for up to two adults and two children in April Cottage for a period starting at 5pm on a Sunday and ending at 10am the following Sunday, the price range is from £450.00 incl. VAT in low season rising to £630.00 incl. VAT in high season. Part weeks may be available in low season. Loch fishing from the bank with own tackle is included in season with April Cottage lets.

MAY COTTAGE

The Facts

May Cottage sleeps two and is situated adjacent to April Cottage. The accommodation is at ground level and comprises an entrance lobby, kitchen-diner and sitting room, with two steps leading to the bedroom, dressing room and bathroom.

The maximum permitted occupancy is two persons..

Domestic arrangements

Smoking is not permitted in May Cottage.

Dogs

Dogs and other pets are not allowed in May Cottage; estate kennels are available by prior arrangement at a cost of £24.00 incl. VAT per week or part week per kennel.

Tariff for 2026-27 Season

For one week's accommodation for up to two adults in May Cottage for a period starting at 5pm on a Sunday and ending at 10am the following Sunday, the price range is from £420.00 incl. VAT in low season rising to £600.00 incl. VAT in high season. Part weeks may be available in low season. Loch fishing from the bank with own tackle is included in season with May Cottage lets.

THE ANNEXE

The Facts

The Annexe sleeps two in twin beds. The ground floor contains an entrance lobby, cloakroom, open plan kitchen-dining-sitting area and shower room and the first floor accommodates the bedroom. A gun cabinet is installed in the cloakroom for the convenience of stalking guests.

The maximum permitted occupancy is two persons.

Domestic arrangements

Smoking is not permitted in The Annexe.

Dogs

Estate kennels are available for a maximum of two dogs by prior arrangement at a cost of £24.00 incl. VAT per week or part week per dog.

Dogs and other pets are not allowed in The Annexe.
